Step 4 — Comps are scored and ranked

Each surviving comp is scored on five weighted factors: distance (35%), sale recency (25%), square-footage similarity (20%), beds/baths similarity (10%), and property-type match (10%). The top comps drive the median price-per-square-foot used for the ARV calculation.

Step 5 — You get an ARV range, the full comp list, and source links

The report shows a low / mid / high ARV band, the underlying comp list with deed dates and prices, MAO ratios for common 70% / 75% / 80% targets, and a one-click link back to the city record for every comp. Save the report, export a PDF, or share a Deal Snapshot with your buyer or lender.
