Where does the data come from?
Official City of Philadelphia open data — the Office of Property Assessment (OPA) parcel record and the Department of Records real estate transfer dataset. Both refresh nightly.
Does PhillyCompPro use MLS data?
No. PhillyCompPro is built on traceable city data, not scraped MLS or private feeds. Every comp links back to a recorded city source.
What is OPA?
OPA is the Office of Property Assessment, the City of Philadelphia office that maintains parcel-level property records including square footage, beds, baths, year built, and assessed value.
What is an OPA account number?
A nine-digit identifier the city assigns to each Philadelphia parcel. It is also called a BRT number on older records. PhillyCompPro accepts either as a search input.
Does this replace a professional appraisal?
No. PhillyCompPro is a comp support and ARV signal workflow for investor due diligence — it is not an appraisal, an MLS, or a substitute for formal underwriting.
How are sheriff sales handled?
Sheriff sales are excluded from comp sets by default because they reflect distressed clearing prices, not market value. They can be toggled back on for distressed-market research.
How recent is the comp data?
OPA parcel data and Department of Records transfers refresh nightly. Most comps appear in the dataset within 24-48 hours of being recorded.
Can I export the comp list?
Yes. Pro and Team plans include PDF and CSV exports of the full ranked comp list with source-record links preserved.
