AVMs ingest MLS listings, public records, and third-party signals and produce a single black-box value. A recorded-data comp answers: "what did similar Philadelphia properties actually trade for, in arms-length transactions, in the last twelve months, within a quarter mile of this parcel?"

It then queries the Department of Records transfer dataset for sales within a configurable radius (default a quarter mile) and time window (default twelve months) and filters for arms-length transactions only. Sheriff sales, nominal-price deeds, and intra-family transfers are excluded by default.

Each surviving comp is scored on distance (35%), recency (25%), square-footage similarity (20%), beds/baths similarity (10%), and property-type match (10%). The platform returns the full ranked comp list, a median price-per-square-foot, and conservative, base, and aggressive ARV bands anchored to the qualifying comps.

By default, PhillyCompPro shows arms-length recorded sales from the last 12 months. You can tighten the window to 6 months or widen it to 24 months on Pro.

What counts as arms-length?

Arms-length means a recorded sale between unrelated parties at a market-reflective price. PhillyCompPro excludes sheriff sales, $1 nominal deeds, intra-family transfers, and obvious entity-to-entity restructurings by default.
